Rental Criteria

Requirements for renting with Beaverstone Inc

Thank you for your interest in renting with Beaverstone Inc. To ensure a smooth application process, please review the following rental criteria carefully before applying. All applicants must meet these requirements to be considered for tenancy.

1Application & Screening Process

All applicants 18 years or older must complete a rental application and pay a non-refundable application fee of $45 per applicant.

Our screening process includes:

  • Credit history review
  • Eviction history search
  • Criminal background check
  • Employment and income verification
  • Rental history verification

Eviction Policy

We do not accept applicants with any eviction history. The application and screening process will reveal if you have been evicted from a previous rental property. If an eviction is found on your record, your application will be denied.

2Credit Requirements & Security Deposit

Your credit score determines your security deposit amount:

Credit Score 640+

Security Deposit = 1 Month's Rent

Credit Score Below 640

Security Deposit = 2 Months' Rent

* Credit scores below 500 may result in application denial. Additional documentation may be requested for conditional approvals.

3Pet Policy

Pets are allowed with additional monthly pet rent.

Pet Rent:

  • $25-50 per month per pet (varies by property)
  • Pet deposit may be required

Excluded Breeds:

The following breeds are not permitted due to insurance restrictions:

  • Pit Bulls / American Staffordshire Terriers
  • Rottweilers
  • Doberman Pinschers
  • German Shepherds
  • Chow Chows
  • Akitas
  • Wolf Hybrids
  • Any mix of the above breeds

4Renters Insurance Requirement

All tenants MUST provide proof of renters insurance with the following requirements:

Minimum $100,000 personal liability coverage

Name Beaverstone Inc as Additional Insured on the policy

Coverage must remain active throughout the lease term

Important: If proof of renters insurance is not provided within 7 days of move-in, the landlord will purchase a policy on your behalf and you will be billed for the cost. Landlord-purchased policies typically cost more than tenant-purchased policies.

5Income Requirements

Applicants must demonstrate sufficient income to afford the rental:

  • Combined gross monthly income must be at least 2 times the monthly rent
  • Verifiable income through pay stubs, tax returns, or bank statements
  • Self-employed applicants must provide 2 years of tax returns

Acceptance of Criteria

By submitting a rental application, you acknowledge that you have read, understood, and agree to all of the rental criteria listed above. Applicants who are approved will be required to formally accept these criteria before signing a lease agreement.
